A separate real estate transaction fee is applied for the rent or sale of your property.
Our property management services are based on a yearly lease contract, however, if your lease is shorter than a year, your tenant moves out, or the property is sold, the contract automatically ends after any of these events.
Never. We ask all service providers to offer the best pricing available to our clients and we never collect a referral fee or kick back for their services.
If your tenant decides to renew the lease, we don't charge any commissions or fees for renewing the lease.
If we have to prepare a new lease, we only charge an administrative fee for lease preparation of $150.

We can set up your rent payments to go directly to your account every month and we still can handle tenant communications in case of any delays.
Or we can collect rent on your behalf and deposit it in your account every month. If you opt for this option, we have to provide a tax form at the end of the year. With the first option, you handle your tax reporting directly.
This second option is only available for those owners who have a social security number, TIN, EIN, or FEIN number because it requires tax reporting.
Yes, property inspections "walkthroughs" are done before a tenant moves in and after they move out to ensure they are returning the property in good shape and are entitled to getting their security deposit back.
